It's not pet rent, it's the rent you charge.

I rent to higher income earner tenants who in Socal often have dogs and want a place that's nice, with a yard and allows pets.

As a rookie landlord, last year I allowed pets but didn't charge an extra fee for them.Now as we're getting closer to renewal time (in 5 months), I want to start communicating the rent increase to my tenants.

I have a no pets policy for my rental, a one bedroom apartment that is an ADU on the bottom floor of a larger house that is a separate rental above, because there is less insulation between the walls, and the noise carries and barking could disrupt the other tenants.

We have had units with damage and those take longer, on two occasions over the years it took a few months, due to pet damage and willful tenant damage.Generally speaking vacancy is not a problem we worry about. 1 to 2% across all units and I'm fine with that.

On time payments, late fees, damages, pets, who lived there, dates, amount of rent, and the secret weapon only if they ask (would you rent to them again?)

I tend to be able to charge more for rent on top of pet rent due to the lack of properties willing to allow pets so all in all I think I am coming out ahead.

How do you avoid parties and unauthorized guests/pets?

This is in addition to the security deposit and pet deposit.
