Should i buy a property that negatively cash flows?

You can also sell them on sites like paperstac, debexpert or others as well as brokers like Mission Capital, Rams or Phoenix.Depending on quality of paper and interest rate will determine sales price - also I would say self servicing can have a negative impact on the sales price as the major players in the space are not fond of self servicing. 

They weren't able to finish all aspects of the job due to weather and they still wanted their balance. 

Meaning once they get properly underwritten they'll be pressing DTI limits.Those two are not going to be reason the pent up demand gets exercised; if rates drop significantly and quickly it's for a net negative reason and likely job loss so those "pre" qualified and approved are likely on shaky grounds and buyer expectation shifts happen to the one's that are extremely well qualified. 

I might've misspoke about the negative cash flow.

If you are buying an SFR for 75k, put 175k into the deal (total cost is 250k) and it appraises for 220k, you are negative 30k before any loans are considered.

@Bob Avery - agree on the need and real impact of offering to section 8 voucher holders - an aspect of the business we don't hear folks discussing very often. 

As for the sale aspect, the market has softened up a little bit for sellers, but some of that is time of year.
