My issue is with the ones who don't do any research beforehand to ask a better question.A new person asking about house hacking a multi vs. a mother-daughter is a great question, and they have narrowed their scope and are doing the work.A new person asking how to get into investing is just being lazy and hoping for a Doug Flutie hail mary to land in their lap.I think of it as, how do you want to show up and appear to other people, in any forum?

Generally, I would think that commercial real estate (especially B and C class industrial/warehousing) would be less averse to the close train proximity then residential.

This narrows the field as only a few stick out but they are the crews you want on your job.

Then narrowed the offers down to just the 3 in the one town. 

Do you set specific screening criteria to help narrow the scope?

If you execute the BRRRR strategy in B and C class neighborhoods in Detroit, Memphis, and Cleveland, you're looking at around a 100k purchase price, 20k renovation, and 10k profit.

I recently have been struggling with narrowing down a market that works for my strategy and wanted to get some insight from experienced investors. 

However one thing I didn't anticipate was, while the aged sewer line could easily hand two people living in the property, when my tenants moved in and when the load on the sewer system went to five people, it couldn't keep up.Turns out the line had been damaged over time (orangeburg pipe) and was too narrow, so I had to pay to get it replaced.
