Looking for any creative input on how something like this could be structured.Taking part of the purchase price of real estate as a charitable donation and using said deduction to lower your taxes is tantamount to sending a cover letter to the IRS with your return requesting an audit.  

Many syndications offer an 8-10% return on investment.  

This might not reduce your taxes, but it's a better use/return for your money than paying down a 4% or 5% mortgage. 

The purpose of my phone call was in regards to their "Turn Key Section 8 Program" which promises 30-35% Cash on Cash returns.

This brings me to now, I've taken this approach and have used my own money in lending, but am also bringing in friends and family to take part in these transactions so they can earn way better returns than with CD's.

I was a guest at STRs for years, a quiet, early departing after tidying up guest and never got any sort of follow up after the check out thank you, no incentive to return.  

Most folks chase paper-returns and overlook the real wealth drivers in REI.

It’s the same thing except it’s done in the name of the IRA and all the money comes out of the IRA and returns go back into the IRA. 

I then modify those numbers based on the buyer's preferred down payment/return hurdles.
