As everybody has noticed the increase in materials and labor has skyrocketed which has thrown a wrench into condominium reserve studies. 

Anyone reading this thread should make it a point to read your state's real estate contract practice book or at minimum pull a list of all C.A.R. forms from the internet and read the title of each form and pick a few to read line by line to begin understanding the contract language. 

An e-course is always a waste of time because all cohorts or coaching win because of the others in the group, not the material.

The materials charge was $180, and from Google I'm reading that a 400% markup on parts happens sometimes.

So, not only is it cheaper to rekey, deadbolts-only STOP tenants from locking their keys in their home since they must use their key to lock it:)We are looking into a cheap camera to also use that connects to internet for remote monitoring with motion-sensor alerts.

Like you said, it's harder to find a deal on internet posting now. 

It's worth reaching out to Corporate Housing Groups (most HR Departments at large employers have this division as well as Relocation Companies that you can find via an internet search) to offer your property as a 30-day furnished rental.

But you don't qualify for material participation if you are a passive investor in a syndication.  

Who pays for maintenance is determined by the written contract between parties, not a list on the internet.
