I am talking to someone on their commercial side, however the last communication I had with them when I asked where we were on attaining a quote was that the under writer was having trouble finding a market for the mobile homes due to the age.

@Yinon Estikangi Typically if the property has been owned for less than 6 months and the property was recently renovated then we would be fine closing vacant and use the appraisers opinion of market rent to determine DSCR.

The fact that they share a wall doesn’t change the fact that they’re independent properties.2️⃣ Provide local market comps – If no duplex comps exist, that means the market isn’t valuing properties this way.

Make sure they understand things like the fact that this project is taking a financial toll on you, that you need to get it on the market before the good selling season is over, stuff like that.
