I have well over 10K put aside liquid.

My business partner is getting a divorce and rather than split things up we have decided to liquidate soon.

Determine how much money would be needed to handle each risk, and determine if you have sufficient liquidity / cash flow to ensure you can “stay in the game”.This is of course in addition to all normal “due diligence”, financial forecasting, etc. 

You will likely have common area lighting (interior and exterior), perhaps heating and cooling too. 

It'll take some explaining for those not familiar with Access, but it's pretty dang cool. 

There will be tears, but they can be comforted by the cool "Sub To" hat.

Feel it best to diversify into a few to manage risk and liquidity. 

I have a ninja trick (that sounds cool doesn't it) to where the bank will accept alot less than the appraised value.

As it stands today, I have roughly 70k liquid and looking to invest in building a new construction home for profit.

If you dont have anything liquid, its definitely a lot harder.
