HELOC rates are high right now as well, which most lenders would not give the full amount anyway (maybe $15,000-$20,000 max in a credit line) which would leave your only option to be FHA anyway and still be tight as your DTI would increase more based on that.

The tenant isn't stupid and knows he owes the rent, so he will probably pack up and leave before the court hearing.

How come you don't see the excitement you could have, of asking yourself all those questions at your desktop, if only you had some skin in the game?

I have a MTR guest that has stop paying and refusing to leave even after I sent him a demand for payment or leave the property.

If that is the case than it leaves us to only buy new cars.
