Hello everyone, I recently became a realtor and I was wanting to get into wholesaling but my broker has said it could lead me into trouble here.

In my opinion this will not lead to long term success - if that is of any interest to you focus on saving up enough to purchase your primary residence.

Landlords should not be listed as an "Additional Insured" as that implies they have insurable interest (they don't) and have authority to file claims or receive coverage (such as in a lawsuit) from the renters insurance.  

Im looking to purchase a couple of 3Br 1bath SFH in Cahokia IL and rent them to Section 8.Does anyone have experience with the local Section 8 authority?

This being said, I don't believe we'll be able to meet the income requirements to qualify for a conventional.This leads me to believe hard money or private lender is more the only option to get my foot in the door, use my business to make repairs at very good rates, build some equity then refi once the balloon is due. 

He is encouraging his tribe to send him leads so he can do more of these.

Also, I’ve noticed that the unknowledgeable persons who are most likely to be suckered into spending time and money on these “programs” all have a basic gullibility that leads to them making comments that have remained remarkably consistent over the last 40years.
