Alternatives to ConsiderIf you want to involve an entity for liability protection or other reasons, here are some potential approaches:Assume in Personal Name and Transfer to Entity:Assume the loan in your personal name and later transfer the property title to an entity.Important: Transferring title may violate the loan’s due-on-sale clause unless explicitly allowed by the lender.

(M2M Lease)A couple days later Tenent texts me and says they have left the property effectively today (bf doesn’t help out with bills, drama, etc). and wants off lease. 

I'd suggest avoiding co-ops if you want the option to rent it out later.

I would add research your state's creditor protection laws and think about keeping an open ended line of credit if you need to deploy capital later

I no longer live there but come back as needed (like later today for my North Shore property).

The house was on a crawl space, which will become important later. 

Document all of what you do if you are going to get it done for them, and/or if you cut them a check then make sure it is in writing that it was all done and they cannot come back to you at a later date asking for more money/mitigation.  

My underwriting showed negative cash flow of almost $6k/month. 3 years later i am up ~$1m and have positive cash flow of over $4k/month.  

Most people make the mistake on putting to much moey down or use "All cash" and then need to pull it out later at a higher rate.
