every contractor will have a different take and thought on how to finish it or if they just leave it based on your lack of direction. you need to make some calls, meet contractors and be ready to answer specific questions.  

For your first deal many will not decide to work with you because you lack experience.

After all, if a fellow investor is willing to take unethical actions in a contract or against a buyer or seller, what makes anyone think this person won't also lack ethical principles when dealing with YOU directly? 

She "apprenticed" for lack of a better word under a very skilled broker where she learned the ins and outs of FL contracts, MLS rules, tricks of the trade etc.

I have managed to get a couple properties under contract, most of them fell through due to a lack of investor interest.

I find this level of underwriting lacking with many flippers as well, failing to properly consider the holding costs, insurance costs, taxes, etc.

The areas I lack experience in would include construction, repairs and handyman work.  

Separately, there are tons of older extended stay hotels in all the major growth cities with people living in them paying (fairly high) monthly rates due to convenience or lack of qualification for typical rentals.

Before this, I’ve come across several older multi-family buildings that lack central AC (tenants use window units), don’t have in-unit washer/dryers, or have smaller square footage.Being from Boston, these issues wouldn’t normally be deal breakers for me, but my realtor mentioned that they might be for tenants in Columbus.

It is holding me back from proceeding because of lack of money to lock in contracts.
