As an owner-occupier, you can pay more than an investor would, but as I said above, you are going to be a little hamstrung in return rents unless you can get 3 other units and then that is a do you want to live with three tenants that close when you have two kids.Find some local real estate investor meetups in the area and you will meet a lot of house hackers who can tell you their stories.

From the podcasts that I've listened to featuring his company and his story he seemed to have a very honorable story.

People/investors (usually not investing in Detroit proper) love to scare people off with horror stories.

I currently have 2 rentals in the Atlanta area, and for the past 2 years, both have been Section 8 rentals, and I have to say that the experience has not been as bad as the horrors stories I heard.

I think more and more guests are worried about bad vacation rental horror stories just like hosts are worried about bad guests.  

Anyone have any stories or experiences exchanging in different states?

To make a long story short, I'm over $300K over the loan amount.

That said, it wasn’t an overnight success story.
