I have been able to find out a lot of information from them, some in line with what I've been told elsewhere and some directly contrary. 

You only need a place to track tenant information, payment history, maintenance, etc.

If you do decide to allow an inspection, just keep an eye out for a few things: make sure they’re serious about the purchase and not just fishing for information, and try to get a sense of their intent.
