Also keep in mind that if the concern is lawsuits, they can still name you individually in a suit and it is just another battle.

I find that the good brands hold color quite a while, I prefer BEHR marquee from Home Depot, a true one coat paint (for most colors).

The Exclusive Right to Represent makes sense for prospective individual homebuyers, but for real estate investors, it seems unfair and limiting.

Second would be once you determine a market, then connect with a local real estate agent, preferably one who is an investor is better and he could help connect with contractors, title companies, wholesalers, etc...

For this reason, I teach people to set policies for renting to unrelated individuals.

@David Lewis I prefer real estate over stocks due to taxes. 

The replacement shelves were ordered individually, I was charged the initial inspection fee to tell me the shelves were missing, the cost of the shelves plus markup by the PM, and $67 an hour to "install" the shelves. 

Most on the other hand are not responsible individuals, are not educated, do not work  which means they are going to be spending most of their time home causing additional wear and tear.

However, once we implemented technology a few years ago, even our local clients prefer to avoid driving and switched to doing business remotely.
