@Nicole H.Yes there are differences especially if you were to be in active business (ie flipping or brokering).  

Hello AllJust took first steps into RE investing world beginning this year.Have been wanting to get into investment property for the past 8+ years but am a classic example of analysis paralysis leading to inactivity all these years.Finally took the plunge, opened an LLC in CA earlier this and since than have bought 2 Multifamily properties in Philly under the LLC.

Turns out it was inactive, as his job doesn't require an active license.

However, even if She is a relative, if She handles negotiation for the lease, or anything else that looks like Brokerage activity, (possibly even showing places to rent) She will be engaging in activities for which a License most likely would be required.

This would not trigger UBIT since it is a pooled note, and the IRA is not participating in active business activity.

I am also an inactive CPA. 

What I got was the opportunity to see a real salesman in action.  

Some markets are seeing an up-tick in activity.

You should link up with James Vermillion, another young guy who began his investing while in active service, I believe.

If you're over 18 and engaged in activities with someone under 18, you could get slapped with the RSO tag for life.It isn't an absolute "No" for me, but I would certainly look closer at it before buying the property.
