The refiners benefit based on the crack spread which is the margin between price of a barrel of oil and price they can sell the refined products that come out of that barrel (gasoline, diesel, jet fuel, etc...). 

Even if your heat is gas or oil, you can at least run some electric heater to keep the temp up above freezing.I have also used the propane jet heaters on a project, where I needed to house warm to help dry the hardwood floor finish.

@Paul Winka i do believe there is always places to find value adds.some of this depends on the price point you're trying to match, the area, and how you accentuate and market it. you would do something different in a million dollar house -vs- a 40k house.typically flippers asking the questions fall closer to the lower range, therefore my answer would relate to those. your target demographic is probably a new home owner, and with that, you want to show them a few 'sparkly' things. don't go crazy, but a little pizzazz will make your property stand out. and you want that in the kitchens and bathrooms. add and extra $500 here and if done correctly, get a 'potential' $5000 in the back end.you may be able to add a deeper tub, or get one with jets. matching nickel plated fixtures. if you don't have room for a separate shower, then add something as simple as a curved shower rod.  

So my problem is more of making sure I block off some dates for me to go to the lake and use my boat and jet skis or I'll not get any play time.

Also you may need to bring in hydro, gas, tel/cable lines so that can be costly as well (the existing house needs a lot less power than multi-building complex).

Who is paying for the hydro, you or tenants.

@Leonid Sapronov $40-45/lineal ft. is a common rate for Midwest projects...I just managed a larger project of 8-15" VCP lines and paid $42/ft...scoping and jetting will be more if you do it up front...I think the problem is that you are only doing 100'...so no discount on volume.
