I would personally invest in real estate and use depreciation to offset income.I would either be a real estate professional or have my wife qualify for REPS so the depreciation could be used to offset the bonus.

I fired my pm who got me by purchasing the pm i had hired and lost my 1000s of reviews during covid lock downs (so 2020 and 2021 were covid impacted).  2022 had a down time that affected the year.  2023 and 2024 the entire off season was worse than before covid.

Honestly, hiring a lawyer might end up costing more than the process itself, especially if things don't go in your favor.I’d recommend approaching the neighbor directly to discuss it, making sure they’re aware of the serious safety risk.
