Put the tenant on notice and check up on them to ensure they are not letting the problem happen again.https://codelibrary.amlegal.co...Misdemeanor is pretty harsh, so it leads me to believe this is not the first offense or they are trying to crack down on out of state investors.

This may sound harsh but the truth is better than blowing smoke. The biggest mistakes wannabe wholesalers make are over estimate ARV, underestimate rehab costs, add little to no value to a deal, do not have systems in place to market to and negotiate with motivated sellers, don't understand all the legal aspects to a wholesale deal, and fail to understand the needs and desires of flippers. So in closing, Welcome to the Club!

It must be a NE thing, because in IN we don't have anything like this.I would contact your attorney to find out how to handle this in the future, its my opinion that the 1st day I notice someone new living in the home I will find out was is going on and start playing hardball instantly be calling the police if I can't handle the situation with the tenants immediately.I have to believe that these new people are considered visitors in the eyes of the law if they are not on the lease and do not have permission from the landlord.Sorry to hear your experience, it think this proves that we have to act on these problems in a swift and harsh way when it starts.

Also, you should clarify this with your attorney, but I believe that as long as she can show residency, the eviction process in NH remains the same whether she is on the lease or not, and changing the locks on her outside of the legal system when you darn well know she lives there would be a VERY BAD IDEA. 3) Not to sound harsh, but you're a real estate investor; get an attorney.
