Engingered hardword that looks like real hardwood, etc...

Hardwoods are always worth the money – at least in this market.

The bedrooms need the carpet removed and the hardwoods redone allong with a fresh coat of pain.Also im wondering if i could put a room in the basement and rent out the three bedrooms.

The front home is a 3/2 1300 sf with hardwood and tile throughout with central HVAC.  

I also renovate the upstairs apartment with a new kitchen, paint and refinished hardwood floors to make ready as a rental.  

He had said he would be out there every week, but he wasn't showing up, and I had paid for materials directly to him for Cabinets, Hardwood flooring, ETC...in which he said he had in his warehouse, and I trusted him.Finally I got fed up and said that I was going to have to find someone else to finish the job (About $20K left to do & it Was a total was a $70K Rehab JOB and I would like the Cabinets and Hardwood flooring I paid for and other materials back, or would like $10K back.  

This will be a problem with plywood too, although much lease pronounced, it will warp from moistuure as well.most residential kitchens in my area tend to be cheap face frame type cabinets like you find at lowes, with 1/2" plywood sides and bottoms, with hardwood face frame members and wood doors and drawers fronts.

So she we reluctantly allowed her in.She mistook laminate flooring for hardwood, assumed the counter tops were granite & the assessment was $90k higher than our actual build cost.

The cost to refinish the hardwood floors (sand, stain and 3 coats of poly) is $2.50 per square foot.

Says the listing is up in September and would be able to negotiate a better price once that's up.She says is needs a "little" work, but claims it has hardwood floors.
