Often, buyers will make the mistake of selecting an already themed home that looks ok in the real estate listing.

Would it be a good idea to create an LLC, let's call it "2500 Oak Street LLC" (fictitious new address) then list the new LLC as the owner of the home?

MLS-listed deals are a bit harder to find, so investors here have had to get more creative in sourcing deals either through their own hustle (door-knocking, website, direct mail, driving for dollars) or finding good wholesalers to feed them deals. 

We set up our CPA, LLC, website, marketing plat forms (social media), investor (sponsors) list, I have an operation manager, acquisition manager, and myself leading the charge.

Follow new listings closely and be definitive in scheduling tours and making offers.

.- Try to raise the rent and the tenant will give you a list of all the maintenance issues they want you to fix. --- They will offer to fix them in exchange for lower rent, but ask yourself, if the tenant has been living there for 25 years, why isn't everything fixed already?

Charming, smaller coastal towns with a slower pace of life, natural amenities, seclusion and semi-self sustainability are high on the wish list of many high level clients and investors. 

Watch it for a while, track listings, see what sells and what doesnt, what areas move quickly, etc.

On line look for property listings that aren’t in the auction list by county or city.  

No disclosure on the sewage problems or any of the interior rehab required as all the BPO listed was a mere $3500 repair estimate for exterior cosmetic issues.An out of state buyer would have no idea that his $90k "bargain" needing minor repairs was actually a $10k property requiring major repairs that exceed the value of the property.
