I asked the agent about problems like freezing pipes and she stated the property had frozen so the bank had the water turned off and then had someone winterize it hoping to avoid more damage.

Because this depends on the reasonableness of the tenant, there can't be an objective rating.I know that the reasonable tenants would rate me A or B, but then I have tenants that are unreasonable and get mad when I don't keep fixing frozen pipes, because they don't want to turn on the gas heater and instead hole up in the bedroom with a little space heater.I have low income tenants and they may not be unreasonable in general, but because they tend to live paycheck to paycheck it becomes a self-defense mechanism to blame me for things that are their responsibility.

Well, if the tenant was supposed to pay for heating the place, and didn't have heat due to failure to pay for heat - then a reasonable conclusion could be that the tenant caused the damage that resulted from frozen pipes that burst.

I live in Georgetown and maintain my own properties.I already had the trashed unit from an angry tenant, hail damage, frozen pipe burst so you could say I have already had my bumps in the road !

@Bob Bowling Doesn't Prop 13 mean that Californians who bought their house 30 years ago are still paying super low taxes that have been all but frozen at the old rate, but anyone who buys now will pay through the nose?
