Today was a month since notice so i called local court and figured out paperwork to file. while looking through bank statements i realized that he has been zelling me random amounts for rent since august and i learned today that if he makes even a dollar payment it voids the eviction process because i "accepted partial payment" according to some regulations in arizona.

@Sharad BagriCalifornia is generally more cumbersome than other states when it comes to taxes and filings.

Here is the link to file, and there is a lot of other information here as well:https://www.fincen.gov/boiDeadline to file is Jan 1, 2025 for existing entities and within 90 days of filing a new entity.I registered a couple dozen entities a while back and once you have it down you can file in less than 2 minutes.  

Maybe give them an additional 24-48 hrs to vacate. if not vacated by this new deadline, let them know that you will begin eviction proceeding and it will go on their record making it difficult to lease in the future.

If they have anytype of real estate license, you can also contact the state's Board of Realtors and file a complaint.

Our law firm is seeing an increase in eviction filings this year.

Filing is free of charge and part of the Fed’s idea of an easy form to complete.

I made myself take QB classes and struggled for years, my CPA said what I am doing is about 80% correct and it was a ton of work to clean up the files. 80% is not acceptable for me when it comes to IRS stuff.
