I’d be happy moving forward if they are willing to take that $10K off, and be back at my original offer price.

It can be tempting to take the word of a handful of mortgage companies on this, but different lenders have very different policies, so it’s worth shopping.

Especially for investors who are farther along in their investment careers & want to take a longer view (stability is also a factor) and have the cash to park indefinitely.

Marketing strategies that work are used consistently for an extended period of time, target 15,000 + people for each marketing event, contain offers that are relevant to the target audience, and take advantage of technology before it’s overused.  

The National Association of Realtors says that the average profit on a flip is is $15,000 and takes 6 months from start to sale.  

I can take a step back for a minute though.

It goes unnoticed because they do not take 15 minutes to see what it is and to think about its potential value.  

In many instances, parties to a transaction try to hit a home run in one deal instead of remembering that they'll do better in the long run by taking care of the other people in the transaction.
