You purchased it with a HML, and are now rate/term refinancing the $1.5m (75% of $2m) hard money loan for better terms b/c you show six months of stabilized rent, the T-12 and rent roll with the monthly breakdown shows a clear trend towards where we are at now.Your hard money loan matures at the 2-year mark, but you weren't silly enough to call me at the 1 year and 11 month mark, so my partner lenders that have great terms, but move slower, are on the table.

Both you and the related party must hold the properties for at least two years after the exchange.If either party sells or disposes of the property before the two-year mark, the IRS could disqualify the exchange, making the capital gains immediately taxable.

Cleaning fees in my experience should not have a markup- ideally cleaning includes inspection, reporting damage, toiletry and linen service- its a lot to then try to skimp and mark up if you want quality service is tough.Hope this is helpful!

Also, make sure that around month 9, 10 or 11, you get a THOROUGH home inspection done so the builder can repair any/all items that fall under the warranty up to that 1-year mark.

They offer all of these bells and whistles to sell you a grossly marked up home that they set the sale price and then knock off (Ghost funds) fake credits.Then if they leave that area and do not build any more high priced homes guess what happens real fast.
