To compensate I am thinking of installing a new gas furnace (instead of all new duct work and forced air & central air as initially planned.

Hi @Peter Morgan, definitely don't go about modifying the ductwork in any way to accommodate this particularity.

There were also needles in the ductwork. 

Based on our appraisal from a few months back, the house is currently considered a 3 bedroom property, due to a lack of heat source (ductwork doesn't go up to the top floor) in the then-unfinished top floor rooms.

We called our HVAC guy and decided to have out duct work exposed, only adding to the modern warehouse vibe I am going for.
