Just Don Refinish pine floors or install 'Pergo" or laminate?

Pine still looks good but not as luxery as oak and its softer and scratches more easily.Other factor is it needs patched in a few places where wall/doorway was moved and heat registers moved.Is a pergo laminate oak floor better than pine?

If not, perhaps turn into a bonus game room, man cave, etc..If the narrow hallway is at least 3 feet in width, perhaps you have the ability to add a doorway from inside the home to the hallway in order to connect to rear garage, then the room is accessible from teh main house. hard to say just looking at the drawing.

I'm looking at a similar situation with a two-family in Troy, NY ... double doorway in front which enters into a hallway/stairway leading to the first and second floor units.

Judging from the butts I spent ONE HOUR picking up yesterday my now-departed tenants stood in the doorways to smoke and then tossed the butts into the grass, the landscaped beds, holly bushes, and just about anywhere else you can imagine.

You cannot block doorways, egress, etc.The bigger and brighter the sign, and easier to read from the sidewalk, the better.

So far we have not gotten ANY actual applications.On side note our Realtor suggested we convert back to a 2 bedroom by turning a bedroom into the living room and opening up the doorway to a walkway to allow furniture to get into the room easily.
