Existing operators have long established reputations and positive feedback earning high ratings and allowing them to top the Airbnb and VRBO websites--There is little to no competitive advantage for existing operators to dominate the top rankings. 

Now we need to factor in the other players, defenders, 3rd parties (coaches, refs, fans, etc).

Dollar General and Dollar Tree have been building ~1,000 stores each in the U.S. each year for over a decade, and I've read people on the forums who have pursued strategies for building and leasing specifically to these players at a high volume.How is this rate of new builds sustainable, and how can we determine the point of saturation, when the pipeline ends?

Maybe you only work on Probate listings, Divorce listings (I know but unfortunately, it's a thing in CA), Seller Only agent, Buyer only agent, only working with investors (This is great because they keep coming back if you do a great job) There's so many more but becoming a specialist will allow you to hyper focus on one area of RE as a realtor and dominate that segment.2.
