It offers a lot of knowledge in small digestible chunks and can be used almost as a reference book to give you ballpark numbers and a base of knowledge on various rehab items.

I have just finished reading the free Ultimate Beginner's Guide to Real Estate Investing and there was tones of great information for me to digest.  

The plan is only a page long, and I think it being short makes it easier for people to read and digest.
