Does anyone have samples of contracts that you would need to carry out a wholesale lease-option deal?

There is one company that takes it to the extreme and has removed all sample houses on their site and makes little to any reference to cash flow because they want clients that only focus on the ease of doing business.

When I went online to find sample offer contract forms, one included a clause that the seller must provide proof of marketable title.
