@Kristina Krich if you want a market with a population growing at 6% annually I would recommend new builds in Casa Grande, AZ.

Hi all, Quick question for those of you who have used propertyradar, especially in states with notice of trustee sales.I'm building up a list here for Arizona - Criteria:City: Gilbert, Chandler, Tempe, Mesa, Casa Grande, PhoenixType: SFREquity: 65-100%Est Value: $100,000 - 400,000Foreclosure Stage: Auction, PreforeclosureMy concern is with this criteria I'm only getting 33 records...I think this might be how Arizona processes a foreclosure as a Notice of Trustee sale?

The third para. was telling them that their rent would be going up one month out.

George , UT in mid to late 80's, Casa Grande, AZ in early 2000's, TX in 2007 and now swfl in 2009(jury is still out on this last one).

Here in Florida it is usually some para-legal attending the auction for the attorney handling the foreclosure.

My sister talked to a para legal who said all three are on the deed, meaning my father is truly still a part owner BUT I am calling another lawyer and my sister has an appointment with her lawyer in August. 

Our overall portfolio is leveraged at about 64%.So even though I think we are going into a recession, I am not too worried because of the cash flow on our long term lease option properties that we have in some of the cities in Arizona like Mesa, Apache Junction, Coolidge, Florence, and Casa Grande.
