The implication that anyone who pays for college education, or works at a 9 -5 job is stupid 

you can find all the info online"...it's like, no sh*t you can...all the information ever is online!

I've been doing my own bookkeeping on Quickbooks online and it doesn't take too long. 

Look up the default risk by credit score, this information is readily available online. 

I have searched and filled out endless online forms only to have lenders offer me unsecured loans or other products, but not a heloc.  

Most people can't afford that hit to their income.I recommend the two college towns, Tuscaloosa and Auburn, as having affordable houses, high rents, stable tenant supply, a number of very good management companies and landlord-friendly courts.

I live near a local college and this is in the East Bay Area, CA.

I know this is a differing topic on the forums, and online in general, but having the legal background/education and knowing estate planning concepts you'll realize it shouldn't be.
