If I were to guess, I would think that the new administration will bring positive change to the housing sector by removing regulations that impede builders, and affect building material costs. 

I have heard though that most lenders don't mind this as long as it is not changing the ultimate owners on the property - such as a partnership where one person sells to the other.

Nothing changes the fact that using leverage increases risk, not decreases risk.  

While an LLC offers liability protection, it does not change how taxes are reported unless treated as a partnership or corporation.

I have actually changed directions with my investing since I posted that a year ago.

We got really burnt with our previous PM Company and are looking to change.

Forums and meetups like BP have changed the game for my family for generations to come AND for generations for people in our homes. 

There seems like a new management change a few months ago in 9/2024, then there have been always delaying on disbursement of rental deposit to us as landlords, we have been calling, email or online text messages, but so far no response which is already the 6th of the month, this month we have close to $50K rental income already submitted to Appfolio however just $6000 deposited to our account today. 

Each change took a meeting, then two different public hearings, then a Board approval meeting. 

Put an end date to this as well in case the closing date pushes out which could change things.
