My plan is to possibly use it before the spring on a down payment, but then quickly pay it off (I'll have enough for 20% DP in spring but am trying to beat the buyer rush for that time of year).

So vet the buyer very well.

Hey Yixiong, If you Google "cash buyers in Savannah", a bunch of websites will pop up.

A lot of Jacksonville always seems kind of down and dirty then, but alot of that has probably changed over the last few years with the influx of buyers from elsewhere. 

Sellers rarely mind the low deposit and extended closing period due to the nature of the property, or at least they can be made aware of the fact that their lot has issues that will take MY time and MY money to solve and then they come around.My terms on the flip are: Minimum 10K spread between purchase and flip value.  1-2K deposit upfront to hold the property for 7 days then the deposit becomes non-refundable after the 7th day and the buyer has the same amount of time that I originally negotiated with seller typically 8-12 months(its a purchase contract but because of contingencies its essentially an option).  

Unless you have cash backing of your own to buy and a solid commercial buyer's list, these deals are unlikely to close.It doesn’t matter if I agree or disagree with the answer the responding poster provides.  

Most sellers will laugh when you ask them to reduce the price by 3% because you're not using a buyer's agent.....You can buy and sell your own  properties without a license anyway...
