@Matt Ricky I have done plenty of BRRRR deals in Memphis and Little Rock. 

Also not all deals on FB are bad deals - they just need to be vetted like every other deal.

If they do not, that is a huge warning flag and you should not go into business with them.Any good GC will not use a Contract that was perpared by/for the customer as it will lack any protection for them.You can ask to see a copy of the contract in advance of signing it.

I like the business model with them really helping get it all set up.

It took three years and I lost over $200,000 on those deals alone!!

This is really going to depend on the state you are looking to do business in.

No recourse to my credit or business credit since I'm not listed on the original mortgage.  

I have REPS by actively and materially participating in my rental property portfolio, and also work as a real estate broker full time (1099 collecting commissions through a single member/purpose LLC) from buildings I sell.My losses from my rental properties (LLC #A) largely offset any federal and state taxes from my brokerage business (LLC #B).
