My renter who has 2 children and currently resides in my rental unit just informed me that she got engaged to her boyfriend.

We can also learn from my sister and her long-term boyfriend who also own two rentals and flip older homes as a side hobby/income. 

There are 4 doors total.I am just nervous that current tenants could make copies of keys without me knowing and give them to friends/relatives/ boyfriends/ girlfriends etc.  

Do your "numbers" factor your trailer trash single mother of 5 abandoning your property in the middle of the night leaving you with unpaid rent, 2 stuffed up over-flowing toilets because she tried to flush a dozen diapers down them, and her unemployment boyfriend who is now your squatter?

My sister moved in with her boyfriend for free. 

Better that she didn't apply independently, then later (usually in 1 to 10 days) move the boyfriend in.
