@Scott Szurek, Most states have a governing body that does child care assessments to make sure the property is kosher for running a day care.

Ozone generators will have to be put in the house and they will take out smoke smell.

In answer to your questions, it partly depends on the student body in general and on the type of tenants you want.I don't know Baylor; is it an expensive school?
