For AC, you need separate ductwork for supplies and returns between the units, separate blowers, and you also need separate cooling systems - condenser and coiling coil; you might be able to use mini-split units to achieve that.For hot water, you need the piping separate for the hot water, and then you will need multiple water heat sources with one per unit.

However, I prefer the in-wall blower heaters rather than baseboard units.

Since I only have one deal under my belt, I’m assuming that potential investors won’t be comfortable with lending me 100% of the project cost.  

Long story short the house is in bad shape, insurance hit me below the belt, and I can't sell this place until it's repaired.

The two deals i have under my belt all involved a lot sweat equity, and i did it working a demanding full time job.
