They are the "best house on a bad block." 

For example one big row of 15 units isn't optimal but if I want to break them up I would have to have 20' between blocks, which would kill yield.Instead of waiting for them to modernize their multi-family regs (at least a year out, maybe two) or sucking it up and living with the costs as things stand, I could instead do 5 "triplexes" of single-family + 2 ADUs and bypass some restrictions (only 5' setbacks between blocks, 1 parking space per ADU unit instead of 1.75, etc.).But I'm concerned that Seattle builders may quickly move away from this strategy as HB1110 will (in Seattle and many other larger cities/counties, but not mine) soon enable sixplex townhouses in pretty much all the areas where the condo-ized ADU strategy has been mushrooming. 

Akron, like most cities, can change from block to block so parts of some zip codes are no goes for me.

Pay no attention to the keyboard warriors that took a course from a guru that's really not been around the block.

Also, in some markets, market demand changes from block to block. 

I associate it with 1,000 sf houses on blocks with no garages and an illegal trailer dropped in the backyard.

Like Detroit, Saint Louis is incredibly "block by block" where one area is experiencing gentrification or at least just a stable middle class feel and that might only be 100 yards away from a street that will be un rentable, un managemeable, and honestly a bad place to get out of your car.  

Unless these folks are the money managers for a money laundering scheme designed to clean blocks of cash with large denominations and private party placement and don't care about 5% US Bond scrutiny (sovereign wealth comes to mind), my first thought when I saw the 3% interest rate was skepticism.
