I assume it is if its more an ArBNB vacation type area At first I thought "wow, what's the chip on this guys shoulder where even when blatantly wrong he's freaking out when the world doesn't bend over and launch a parade for his every ignorant statements, with skin as thin as rice paper for any correction.".

why, it came from the desire for us to be able to "afford" costly continued training, of course.so my overall opinion is that this class is a strange mix of sound, solid financial training and blatant self-interest with no regard for the students' financial well-being. which in turn makes it pretty clear that even the real training is just a marketing tool. gosh...that's disappointing.

I'm not going to take on that risk.If he had said something like "I bought the property, wasn't really sure what I was going to do with it, then someone gave me a really sweet offer and I took it" then he could get by reporting the flip on Schedule D because the original intent was not blatantly to flip the property.

If they did blatantly violate the agreement or lied about the tenants qualifications you could have a case to refer them to the local License Review Board and/or a small claims suite for damages. 2) Request copies of all documentation and notes used to vet the tenant in a certified letter with a 10 day response request. 3) If you do get this information I would double check it all and call prior landlords to confirm the information you were provided prior to the lease signing was accurate.  4) From there it is a matter of leveraging the threat of what sounds like a justifiable complaint which would jeopardize their RE license or a small claim to recover damages.  5) Make sure anything you sign going forward is reviewed by an attorney and all communication is documented.
