@Alex Black I own about ~50 USC student rentals in Columbia and unfortunately have dealt with these types of issues when I first starting investing. 

For example, you buy the place and the tenant claims the Seller allowed them to paint the walls black or that their security deposit was $2,000 instead of $1,000.

Looking at long term trend lines I think we still have a 25-30% gap to fill in the next years and short of a black swan type event that will happen, because there is no way that supply can catch up with demand.
