Hey all,I have been listening to Bigger Pockets content for maybe 4 years and finally have removed myself from some side hustles, have the capital, and grew the...brains to start real estate investing.QUICK BIO:I am based in New Jersey, I work as a marketing/efficiency consultant, and have 2 avenues of real estate investing:Short-Term Rentals: I have 3 short-term rentals using my parents apts in NJ ( 1 of them just launched in Nov) for the past 2yrs near NYC (1 of them just launched in mid-Nov).

Fortunately it was a location with a PSF of ~$1.5k, so I added more than $100k of valuation (suspect I may not have quite achieved my $2 added for every $1 spent).But the bigger issue I see, if I add $200k of equity at hopefully a cost of no more than $100k it seems like maybe a good brrrr but what if it has expenses on a sustained hold that results in negative $1k/month?  

Even though ALOT and I mean ALOT of people on bigger pockets or friends and family have told me airnbnb arbitrage wouldn't work out I have been pretty successful even though I was pretty much self learnt without any form of joining a course or anything like that.

It might also be worth exploring creative financing to leverage that quarter million into even bigger opportunities.

Yesterday, I applied for a loan through a couple program approved lenders and an investment friendly lender recommended by bigger pockets.

I would do what you are doing here on a bigger scale - social media, local markets she operates in Facebook groups, etc. 

Even by looking at the bigger picture if you will be holding the rental long term to get some of the appreciation over time and its not affecting your income negatively then it may be smart to continue.
