@Don KonipolExactly, i wonder how many people bid in Maryland expecting 12-18% on their money only to reliaze they are only making 3% based on their bids. 

Doing a quick Google search for lumber yards you seem to have a few options in Indianapolis.That's how I recently found a drywall guy - I called a drywall supply place (thinking they were contractors) and asked them to give me a bid.  

You can bid at the auction but the reason for not making payments is likely that the property is not worth the loan payoff so you won't bid.

What did their bid cover specifically please?

I recently attended a probate sale and it required 10% offer price of deposit to be elligible to attend the bid.

I am in Honolulu this week and looked at a foreclosure condo in the towner next to me and HOA is 1300 and the building is working fine..  2 bd 2 ba 1k sq ft nice kitchen and bath just needs carpet and paint opening bid 1.3  persona losing it only had a 750k mortgage the rest is unpaid payments taxs' insurance and HOAs must have lived there 5 years or so making zero payments to anyone.
