@JD Martin, rest assured, I have no intention to "back door" anything here. 

Also I've structured deals that have a time horizon well over 12-18 months if the projects are great with basically assured yields above expectations, and/or an annual coupon is assured. 

I used to do Quality Assurance inspections for energy efficiency improvements in the city and am happy to help.

If you think I'm a terrible operator and I should sell to you, then I can assure you it will not happen, and you don't need to post it.

It is also easier to just pull out a credit card instead of having to deal with cash...I know some will argue that this ease of use is dangerous due to the potential to spend money that i don't actually have...but rest assured, my social awkwardness far outweighs my urge to spend money when I do make it out of the house.  

They are being very amicable and have assured me that they'll have everything out.  

Because I assure you MANY of us who own luxury loft buildings in cities like Buffalo NY ..Rochester NY  and Manhattan NY  do not restrict breeds but go case by case. 

My view is that prices are higher than they should be and I want some ca$h to weather the next storm (and hopefully come out on top).If this is one of your first properties, I can almost assure you that it won't be a 'forever' property.  

What recourse does an owner have to assure something like this won't happen.

She tells me that she called the property manager, but didn't get much in the way of warm and fuzzy feelings.I assured her that I would look into it.
