I want to entertain more offers because of the $6k in closing assistance, but I want to get out of this house and get on to the next. 

He sold it 2 years ago (sorta peak market) but is entertaining an off market deal with the current owners.

I read some post on BP where they were suggested to charge more rent for 3 adults, but if that's not okay I'll not do that .
