It is still a people business and you can't trust unless you have verified. 80k should not be treated lightly, sight unseen with strangers you may have better odds at a casino!

@Christian BrownI was there a few weeks ago and I drove by the streets just north of the Casinos "Hard Rock and Harrah" and it felt like a ghost town.

Bay ownership.I have a property I own in Rohnert Park ( 4 acres) zoned mixed use resi.. its right next to the Graton casino.. there is huge housing shortage in your area ... so rentals will stay absolutely full year in and year out.. plus you should get some increase in rents.. but the worse is you make some cash flow.. and your tenants pay down your mortgage and the next thing you know its 20 years later and you have millions in TRUE Equity.. that's one way to go

New casino in that area has brought some good things.  

Not too many vacation homes but it certainly is a 4 seasons community; skiing, hunting, boating, casino, etc. and of course the race track.Prices are all over the place depending on the area.

I have real investors that want to invest nation wide in hotels, resorts, casino, etc.

As for commitment, I need a better retirement vehicle than the wallstreet casino (but I understand the need to purchase correctly and not overpay)Thanks Pat and Mr.

Yet there are some new condo developments, prime night clubs, art galleries, a casino all within 1/2 mile tops and its a short ride to Center City Philadelphia & South Jersey(I95 & 76 near by).

Business associate today gave me these ideas to add to all the great advice when marketing on a low budget to find wholesale deals:Place we buy house sign on your car.Place business cards at gas stations, ATM machines, casinos, and inside books at bookstores.Ads in thrifty nickel.Mortgage brokers for leads.Cold calling for leads.
