If you cannot walk into your local bank and credit union and based on your relationship with the bank IE large deposits and I am talking in the multi hundreds of thousands.. or very large incomes I am talking in the multi hundreds of thousands.. and or very long experience level I am talking decades there is NO money at those rates. what there is is money at 9 to 15% or higher.. once you grasped that concept and folks stop wasting time.. then you just plug those numbers into your deals.Now if your talking about yoru 4 mortgage slots for rentals that's a whole nother story but if your looking for fix and flip type funding etc etc.. the niche is the HML in the country and there are a lot of themget a copy of the Scottsman guide there are list there of reputable national HML.

Toronto is way out of control .....Think about it wages are not changing, yet the home prices are skyrocketing....any single family home in TO is 1 million min.... unless everyone in Toronto is a millionaire these days and making $250k plus its just a big credit bubble....I sold my house at Bayview and Steeles for $1.2 million and it was average at best....The house in my eyes should have been worth $400KI currently reside in a exec townhouse in Richmond Hill which I bought for $300k and is now $900K its nuts ...predicting the correction impossible....play safe in these crazy times...my guess is 30% over valued.....FYI in 2008 i bought a $400K Condo in Las Vegas for $125k so the corrections can be severe.....people in Toronto think it will never happen.....lets seeJust my 2 cents...:)

I was informed that all we needed were 15 steel I-beams installed for reinforcement.I knew the other basement water issues would be fairly easy to solve.I was not concerned about the mold as I have dealt with this before.The outside of the home was hideous.

Doors can vary...old rotted wood ones are replaced with newer steel doors (Home Depot ) I usually take the time to widen a doorway too if it needs it.
