I agree with your definition of private VS HML.. but these guys on facebook Linkdin BP connected investors.. that offer 3 to 5% money with no or super low points.. short term rehab loans 100% LTV or whatever.. they just take what ever they can get up front and go dark.. they are not real..its the Nigerian prince scam of real estate lending..
