Regarding shopping around, I know that, in theory, is correct and I do encourage you to always watch what your "go-to" lender is charging you, but relationship and loyalty are a big thing...at least to me.

Figure out what you want and find a realtor that is knowledgeable and willing to do most of the work for you, assuming there will be loyalty on both sides of the relationship.

The only reason I could think of to keep it "a secret" is if you are employed by an unreasonable boss/company who would view it as divided loyalties BUT if you follow rule #2 he/she should quickly come to realize that it does not interfere with the work you are being paid by him to perform.
