I would suggest coinless and app first, then credit/debit at the machine, then loyalty card system if you have a large apartment community.

I broker many lenders so my loyalty is to the client and not 1 company. 

Regarding shopping around, I know that, in theory, is correct and I do encourage you to always watch what your "go-to" lender is charging you, but relationship and loyalty are a big thing...at least to me.

It will be slightly behind the official records at the county but they can supply it as an excel file or just simple text in an email.They expect a little loyalty.

Figure out what you want and find a realtor that is knowledgeable and willing to do most of the work for you, assuming there will be loyalty on both sides of the relationship. 

All I am saying is don't expect loyalty from people who you don't give loyalty to. 

I've always been a believer in building relationships and loyalty, but if a lender isn't giving you their best deal out of the gate, then where's the return loyalty that they've been giving you?

It symbolizes trust, loyalty, wisdom, confidence, intelligence, faith, truth, and heaven.

This investors has done several deals with me so I want to find a way to make it work just out of loyalty. 

The only reason I could think of to keep it "a secret" is if you are employed by an unreasonable boss/company who would view it as divided loyalties BUT if you follow rule #2 he/she should quickly come to realize that it does not interfere with the work you are being paid by him to perform.
