Walk the property, preferably right after a rain, is the ground mushy with drainage issues.Your first walk through is the first blush overview. 

At fist blush it appears the landowner is taking advantage of your naivety.  

I can show some fancy footsteps in the dance but Bill G. would call me out on my BS (due to flapping my arms and biting my lower lip). 

It is wrong, dishonest and poor choice to build a business on.If you just wanted a new laptop and you just need a quick 3K to buy it and never touch wholesaling again, I would still give you lip about it, but sure I can see logic in that.

All too often, we see forum posts by inexperienced aspiring investors who bought an OOS property that had "incredible cashflow on paper", and it turns out to be a disaster--a lip-sticked pig house in a D grade neighborhood, non-paying tenants, vacancy, property destruction/crime, and MIA PMs (and an inability to find a new PM--because no PM in their right mind wants to put in the significant effort it takes to manage a D property for the tiny returns the property pays them). 

I use the income from the rentals, and the profit from the lips, to payoff my personal residence. 

If it is just a raised lip on the sidewalk, you can have a concrete company grind down the edge.

Lots of lip service in this business, make sure you cover your bases.  

Ok...I'll be THAT guy (after electing to bite my lip on page 1 yesterday) Dude comes on here and posts a bunch of pics, declare he is "retired" at 21 years old (lol) because he might earn $36,000 a year on a property, offers ZERO details of his "deal" , no detail of how it's funded, value add, cap rate, COC return, occupancy, etc and people fall over themselves to congratulate him?
