LPs seem to make sense for me by allowing me to attract higher sale price and rent from buyers who may not have all their down payment and/or credit to buy a home in a little nicer area.

In the case of multifamily syndication, the private investors are Limited Partners in the deal which means they funds raised by them to close the deal are not considered borrowed because the LPs are partners in the deal.

My gut is telling me that this cannot be done considering all of the shares are "purchased" and split accordingly with the GPs and LPs at the time of the assets closing, meaning there are no open shares for future purchase.
